Proposed Housing Project on Northwind Dr.

MERIDIAN TOWNSHIP - The Planning Commission heard a proposal for a Mixed Use Planned Unit Development (MUPUD) Concept at their May 22 meeting.

The proposed project was from Red Cedar Flats at 2875 Northwind Dr.

They hope to create 94 apartments, 77 one bedroom apartments and 17 two bedroom apartments. The applicant proposed amenities to qualify for the mixed use planned unit development (MUPUD) such as outdoor seating, electric car charging stations, trail paths, and bike racks.

There is already a 10 foot wide trail system proposed on the southside of the property.

Many of the commissioners are excited about the trail and hopes the applicant adds something to contribute to the pathway as an amenity to the community.

"This is a redevelopment project," said Ron Calhaun, representative of Red Cedar Flats. "The existing building is less than 50 percent occupied. It's a dinosaur," he continued.

Commissioner Brett DeGroff says he sees a disconnect between developers and the community as to what developments are really needed in the area. He explained to the developer that amenities that would qualify the project for MUPUD would be something that all community members could benefit from, not just the residents of the property.

Other members of the commission had different concerns about the project.

"MDOT recommended no improvements to the traffic. Not that there are no improvements needed, but they can’t even think of one," said Vice Chair John Scott-Craig.

"My own opinion honestly is that this is a traffic disaster in the making and I think its a real safety issue. I cant see supporting anything that puts more cars on that road coming out and trying to get toward campus," Scott-Craig said.

The applicant said he will follow whatever recommendations the traffic engineer gives since they are the experts in the matter.

The Planning Commission must make recommendations before this proposal moves on to the Township Board.
